01 — Before you arrive

Arrival

Elena, Davide, or a trusted local representative will welcome you at the villa in person — keys handed over, a short tour, and any questions answered on the spot.

  • Your host will contact you the day before arrival to confirm the exact time.
  • Running early or late? Let your host know as soon as possible — this area rewards a little advance planning for transfers.
  • There isn't a self-service lockbox yet, so check-in is arranged directly with your host — in person, or remotely with the help of a trusted local contact if timings are tight.

02 — Where you'll stay

The Villa

Three double bedrooms, each with its own en-suite bathroom — real privacy for three couples or a family. The master suite's panoramic window over the sea is worth waking up for on its own.

  • Need one room set up as two single beds instead of a double? Just ask in advance and it'll be ready for you.
  • A separate study nook with a desk — handy if you need to get an hour of work done between beach trips.
  • Sound system and TV in the living area; washing machine for longer stays.
  • Towels and basic amenities provided for every guest. Please don't flush anything other than toilet paper — the local septic systems are sensitive.
150m² interior
80m² veranda
155m² terrace
2,000m² garden
Living room with staircase and sea-facing glass doors
The living room opens straight onto the sea-facing veranda.
03 — Cooking & alfresco

Kitchen & Outdoor Living

Fully equipped: oven, hob, dishwasher, fridge with freezer, coffee machine, kettle, toaster and blender. Full dishes, basic utensils and wine glasses provided.

Please don't put plastic or wood containers and utensils in the dishwasher — many come from Africa and carry sentimental more than material value.
  • Outdoor dining area with a BBQ grill — long alfresco dinners with the sea as a backdrop.
  • Outdoor shower, fully usable — a great rinse before heading in from the beach. There's a small cosmetic gap around the mixer tap; it doesn't affect safety or use.
  • The wood-fired brazier is reserved for the host — please don't light it. It's kept for safety reasons (wind, open flame near the garden).
Covered veranda with lounge seating and sea view
Covered veranda — breakfast, dinner, or just watching the light change over the water.
04 — Climate & connectivity

Comfort

  • Air conditioning in every room — keep doors and windows closed while it's running, and switch it off when you go out.
  • For cooler months, the villa also has heating and an indoor fireplace for cosy evenings.
  • Electricity panel: located between the room and the bathroom at ground level.

05 — No pool, by design

Sea & Beach

The sea is your pool: Licciola beach is about a 5-minute walk (450 m) — fine sand, turquoise water, and a beach bar for a coffee or a spritz. There's also a reserved parking spot at the beach car park if you'd rather drive.

  • Bring your own beach towels and umbrella, or check rental options at the beach.
  • Several hidden coves along the Gallura coast are just a short drive away.
  • If a red flag is displayed or the sea is rough, always follow the lifeguard's instructions — safety in the water is each guest's own responsibility.
06 — A car is essential

Getting Around

Almost everything — supermarket, restaurants, shops — is at least 6 km away, so a car makes this area come alive. We recommend picking one up at Olbia airport on arrival.

~45–55 min · 23 km

  • Trusted local car rental: Sicily By Car (economical) or Sixt for a more premium option — both in Santa Teresa Gallura / Palau.
  • Taxi service available, indicatively around €100 in the day (+50% at night) — confirm the exact fare when booking.
  • A private driver service (Mercedes Vito) can also arrange transfers on request — ask your host for the contact.
07 — Worth the drive

Nearby & Experiences

  • The wind-sculpted granite pools of Capo Testa, and the coves along the way.
  • Santa Teresa Gallura town centre — restaurants, bars and shops, a short drive away.
  • Boat trips to Caprera, the Pink Beach of Budelli, and the protected La Maddalena archipelago, departing from Porto Rafael or Palau.
  • Summer ferry from Santa Teresa Gallura to Bonifacio, Corsica.
  • Nearest restaurants & supermarket: da Battino (Porto Pozzo) or Thomas (Santa Teresa Gallura).
  • Grocery delivery to the villa can be arranged for orders over €100 (excluding water) — ask your host for the contact.
  • Tourist tax is collected automatically via Airbnb — nothing for you to do on arrival.
08 — The essentials

House Rules

  • No smoking inside the villa — only in designated outdoor areas.
  • Parties or events are not allowed without prior authorization.
  • Pets are not allowed.
  • Maximum 6 guests, 3 bedrooms.
  • Please keep noise down after 11:00 PM, out of respect for the neighbours.
Please read — waste & recycling

Recycling is mandatory in Sardinia, and we take it seriously here. Bins are in the garage area, split into organic / paper / plastic & metal / glass / general waste.

Sorting correctly throughout your stay makes a real difference — it's one of the house rules we care about most.
